Cape Cod Bankruptcy Attorney Tim McNamara of McNamara & Yates, P.C.

SANDWICH, MA…

In the past, filing bankruptcy carried a social stigma that probably kept many people from seeking out this alternative. While the perception of filing bankruptcy may have changed, many struggling households do not seek out this option simply out of not knowing what it entails. With that in mind, McNamara & Yates, a Sandwich, MA-based law firm, has established a bankruptcy division to better serve people who can benefit from the new beginning filing for bankruptcy can provide.

The new division, under the leadership of Attorney Timothy McNamara, will specialize in Chapter 7 and Chapter 13 bankruptcy filings. Like most bankruptcy offices the division will also provide credit counseling and other resources needed for individuals to complete his/her bankruptcy filing. What will set this bankruptcy practice apart from others, however, is an incorporation of new technology for faster case review times.

“Many law practices in our area seem to take a ‘call us when you need us’ approach towards prospective clients.” said McNamara. “With the introduction of our new online case review service at www.mabankruptcylawyers.com, we’re telling people that we want them to check in with us as early as possible. That’s why we offer a free consultation for all first-time clients.”

A Chapter 7 bankruptcy filing is something most people are familiar with. It involves a liquidation of all assets. What some people still do not know is that even though you liquidate your assets there are some exemptions that can enable filers to keep certain items and possessions.

A Chapter 13 filing is a debtor reorganization that individuals use to try and restructure their debt(s) and then pay those off. A typical Chapter 13 filing can mean repayment of your debts over a three- to five-year time period.

According to the American Bankruptcy Institute, there were approximately 3734 Chapter 7 and Chapter 13 filings in Massachusetts through May 2015. The total for all of 2014 was 10,033.

“Every filing is different. Sometimes both Chapter 13 and Chapter 7 are options. In other cases, there is only one option,” said McNamara. “Our firm has the experience and expertise to review a debtor’s financial situation and determine the best strategy for the debtor, as well as whether or not more than one strategy is available.”

For a free bankruptcy case review, you visit McNamara & Yates’ website at www.mabankruptcylawyers.com or call 508-888-8100. Payment plans are available.

For more information on the firm, visit www.cape-law.com.

Volunteers needed for 5th annual Run for Faith on Sun., August 23

July 28, 2015 //  by admin

PLYMOUTH, MA…

The fifth annual Run for Faith recently announced it is looking for volunteers to man registration tables, water stations and other day-of-race functions. The 4.58-mile race will take place at 8:30 am on Sunday, August 23 from Plimoth Plantation.

“Volunteers are a key to any successful road race. For the Run for Faith, they have been even more important. I will never forget those people who volunteered for the first run, which took place right before Hurricane Irene hit. Many of those people have been back ever year since,” said Matt Romboldi, one of the founders of the race run in memory of his mother, Faith “Marcy” Romboldi, who lost her battle with cancer in 2010.

Adds Romboldi, “Volunteers for the Run for Faith come from all walks of life. They are friends and the children of friends of my mother. They are people who have run the race before but can’t this year. Some are just people who have heard about the race and want to be part of the effort to raise money for the Dana Farber. All are welcome.”

In its brief history, the Run for Faith has donated more than $20,000 to the Dana Farber’s Yawkey Center for Cancer Care and more than $10,000 in scholarships to graduating Plymouth North and Plymouth South high school students. With the 5th annual Run for Faith set for Sunday, August 23, organizers are counting on year four of this four-mile race to break previous fundraising efforts and volunteers are a significant part of that endeavor.

Those interested in volunteering can contact Matt Romboldi at  info@runforfaithplymouth.org.

The 4.58-mile Run for Faith race loop captures spectacular views of Cape Cod Bay, the Eel River and scenic horse farms. The course features rolling hills and unmatched history.  Water stations are plentiful and the event is chip timing for more accurate time tracking. This technology also triggers a camera along the course so runners can have a photo of themselves in action during the run.  Walkers are welcome.

The Run for Faith is a gold member in the Bayside Runner Racing Series. The entry fee is $25 and runners can register at www.runforfaithplymouth.org.

Cash prizes will go to top three finishers, male and female, and awards will be given to top finishers for various age groups. Post-race “light refreshments” will include bananas, oranges, bagels, muffins and scones. To amuse younger family members, a jumpy house will be available. A number of vendors will be on hand to sell their wares before and after the race.

The Run for Faith is organized by Run for Faith, Inc., which is 501(c)(3) non-profit organization created to commemorate the special life of Faith “Marcy” Romboldi who gave so much of herself to both individuals and the community.

For more information, please visit www.runforfaithplymouth.org, or email info@runforfaithplymouth.org. You can view the course online at: http://www.mapmyrun.com/us/plymouth-ma/run-for-faith-plymouth-ma-route-115100461.

Back to bike riding? Watch your back.

Getting back to bike riding? Watch your back says the Chiropractic Society of Rhode Island with helpful tips on selecting a bike and the proper settings—like having a level seat.
Getting back to bike riding? Watch your back says the Chiropractic Society of Rhode Island with helpful tips on selecting a bike and the proper settings—like having a level seat.

DATELINE: Rhode Island…

“It’s like riding a bicycle”. How many times have we heard or used that expression? Yet if you have been away from bike riding for a long period of time, getting back in the saddle can have some repercussions on your body, particularly your back, if your bike is not set up properly.

“Biking can be a great workout for those looking to ease back into an exercise program,” said Dr. Michael Gottfried, president of the Chiropractic Society of Rhode Island and a chiropractor at Aquidneck Chiropractic. “You do have to be careful with bike selection and the settings on your bike so that your new biking regimen can benefit you the most.”

The most important part of getting back to bike riding is finding a bike that fits you. The size of the frame you choose is dictated by your leg length, not your actual height. To find the right size, straddle the bike with both feet flat on the ground. There should be an inch or two of clearance between your crotch and the bike frame.

You also want to be sure your saddle or bicycle seat is positioned correctly. To determine that, have someone hold the bike while you sit on it. Rotate your pedals until horizontal in the 3 o’clock and 9 o’clock positions. If your saddle is positioned properly, your forward knee should be directly over the respective pedal axle (with the ball of your foot on the pedal). If you need to adjust the seat, needed, loosen the seat post and slide the saddle forward or backward, keeping the seat level.

You always want your seat to be level. You may want to check this periodically. You can do so by using a carpenter’s level balanced on the saddle while the bike is on level ground. An unlevel saddle tips you too much in either direction and that places pressure on your arms, shoulders, and lower back.

Finally, there’s handlebar position and distance. Handlebar setup is a matter of personal preference because it will affect shoulder, neck, and back comfort. Generally, handlebars are positioned higher for comfort (a more upright riding position) and lower for improved aerodynamics. If you are having issues with your back, upright might be the preferred way to go.

“If you’re unsure, most bike shops will help you position your seat and handlebars appropriately. If you’re presently seeing a chiropractor, you may also want to bring your bike to next appointment and ask your doctor for his/her advice,” said Gottfried. “Also, if you are really concerned about what bike riding might do, try a recumbent bicycle, which is more biomechanically aligned to allow for minimal stress on the back and knees.”

The Chiropractic Society of Rhode Island, founded in 1918, is one of the oldest chiropractic associations in the country and represents over 60 of the practicing chiropractic physicians in the state of RI. Chiropractic is the largest non-drug health care profession in the US. The chiropractic profession has been affording relief for many types of health conditions naturally, without drugs and their potentially harmful side-effects, for over 100 years.

Chiropractic Society of Rhode Island is located at 1272 West Main Road, Building 2, Middletown, RI 02842. For more information, call (401) 207-0700 or visit www.RIchiro.org.

Rent to Own Division expands and reawakens the American dream of home ownership.

July 27, 2015 //  by admin

More than 82 percent of Americans do not qualify for a conventional mortgage.  Life events such as bankruptcy, insurmountable medical bills, divorce and career changes can be major roadblocks.

Pre-Property Solutions, based in both Newport, RI and Northboro, MA, has expanded its “Rent to Own” division that offers an alternative. The enhanced program helps home seekers with poor credit, no credit and/or a limited amount to invest.

Pre-Property Solutions are not loan brokers, bankers, real estate agents or selling homes for someone else.  The company are the owners or have a legal equitable interest in the property.

Chris Prefontaine, Managing Director of Pre-Property Solutions and a 24 year veteran in the real estate industry, notes, “We offer an avenue to home ownership that most are not familiar with. This is a solid, proven, step by step process to help Massachusetts and Rhode Island residents achieve their home ownership dream.  We have helped dozens of families achieve home ownership and we are anxious to assist others.”

The “rent to own” program is straight-forward. The buyer deposits 3 to 10 percent of the home’s market value price.  Pre-Property Solutions then connects the buyer to a third party credit repair consultant who works with the buyer to repair their credit situation.  Typically, the buyer is able to qualify for a conventional mortgage within 9 months to 5 years.

During the credit repair process, often times a portion of the rent payment is applied towards the purchase of the home.

The rent to own program hinges on the fact that Pre-Property Solutions is a private real estate investor who buys and sells houses. All properties are either owned by Pre Holdings or the company has a purchase contract and/or option with the owner of the property, which Pre Holdings may assign to third parties or retains. Pre Holdings is not a real estate brokerage and does not provide realtor services to the public, or to any of the parties to which it has contractual relationships.

The company works with sellers who are flexible on price and terms, or who may be stuck with over leveraged homes and behind on mortgages. Some sellers are in no hurry and just want top dollar and happily work with their terms.

Pre-Property Solutions in some instances even pays cash for the home and can close in about a week if that best suits all parties.  The goal is to create a win-win purchase that is good for everyone.

Pre-Property Solutions donates $100 of every home sale to the Franciscan Hospital for Children in Boston in the name of Nick Prefontaine, the son of Chris Prefontaine, who continues to benefit from their great work and who works in the business with Chris.

Pre-Property Solutions are members of the Newport County Chamber of Commerce and Better Business Bureau.  The company maintains an A+ rating with the Better Business Bureau.

Pre-Property Solutions maintains two offices, one at 580 Thames Street, Newport, RI and another at 360 Church Street, Suite 230, Northboro, MA.

There’s no place like ‘away from home’ for self-employed deductions

July 20, 2015 //  by admin

Paul Dion CPA

MILLBURY, MA and NEWPORT, RI…

It’s never been easier for small business owners and self-employed individuals to work remotely. Yet the benefits from working at home extend beyond a very, very short commute. There are also tax deductions that can make working from home beneficial even when you’re not there.

“Tax law allows you to deduct two types of travel expenses related to your business, local and what the IRS calls “away from home,” said Paul Dion, owner of Paul Dion, CPA in Millbury, MA and Newport, RI. “You can deduct local transportation expenses incurred for business purposes such as the cost of getting from one location to another via public transportation, rental car, or your own automobile. Meals and incidentals are not deductible as travel expenses, but you can deduct meals as an entertainment expense as long as certain conditions are met.”

Self-employed and small business owners can deduct one-half of the cost of meals (50 percent) and all of the expenses of lodging incurred while traveling away from home. The IRS also allows you to deduct 100 percent of your transportation expenses–as long as business is the primary reason for your trip.

“Many self-employed people don’t take advantage of many of these deductions. For example, deducting 50 percent of a meal they were going to eat anyway,” said Dion. “But these deductions are part of the tax law and taking advantage of these deductions is really just a matter of proper documentation.”

Adds Dion, “Expenses are directly related if you can show there was more than a general expectation of gaining some business benefit other than goodwill.”

To that end, he advises keeping a tax diary of your expenses to audit-proof your records. Adequate documentation includes amount, date, place of meeting, business purpose for the expense and business relationship.

For more information on deductible small business travel expenses, you can call Paul Dion CPA at (508) 853-3292 or visit www.pauldioncpa.com.
