Marion, Mass.-based South Coast Improvement Co. (SCI) recently delivered pillow puppets to patients at Franciscan Hospital for Children in Boston, MA as a ‘thank you’ for their patience during a recent SCI project.

MARION, MA…

When you think of general contractors, you usually don’t think “warm and fuzzy”. That’s unless you ask the children at Franciscan Hospital for Children in the Brighton section of Boston. After a recent visit by South Coast Improvement Co. to deliver 25 pillow puppets to the children, the consensus there is that GC’s, particularly those from South Coast Improvement, are all that and a bag of potato chips.

“We’ve done a lot of work over the past few years at Franciscan Hospital and the cooperation of the staff and patients and their families has been phenomenal,” said Sean Whalen, South Coast Improvement’s vice president of business development. “We go to great lengths to minimize any disruption to hospital activities. That’s only possible with help of staff and the patience of patients. The pillow puppets for the kids are just our way of saying thank you.”

South Coast Improvement’s projects at Franciscan Hospital have included the relocation of the reception desk, a renovation accomplished without ever closing down the entrance lobby. To minimize the impact to traffic flow and in and out of the hospital, South Coast completely constructed the new reception desk off-site and prepared the wiring in advance. Installation was as simple as dropping in the desk and plugging in the electrical.

Installation of the new reception desk wasn’t the only thing special about this project. South Coast Improvement designed the millwork for the reception area to look like blades of sea grass waving in the breeze. South Coast Improvement also designed a cloud system, constructed out of drywall, and hung it over the new reception desk.

“We’re delighted with work performed by South Coast Improvement on the reception area,” said Chantal Brandimarte, advancement associate for Franciscan Hospital for Children. “As for the pillow puppets, I can’t say I’m surprised. The crews who have worked on these projects have always had a soft spot for the kids and this generous gift just shows that.”

South Coast Improvement Co is a recognized leader in providing building and renovation services to a client base of senior living, healthcare and institutional clients. In addition to Franciscan Hospital for Children, South Coast Improvement has also done extensive projects at hospitals such as the Beth Israel Deaconess Hospital-Plymouth (the former Jordan Hospital) and such healthcare facilities as National Health Corporation, Sun Health Care Group and Welch Healthcare and Retirement Group.

MARION, MA, BOSTON, MA and PLYMOUTH, MA…

For the past decade, South Coast Improvement Co. (SCI) has provided design/build services to long-term care facilities, rehabilitation facilities and brain trauma units throughout New England and the Mid-Atlantic states. With the recent completion of projects at Franciscan Hospital in Boston, MA and Jordan Hospital in Plymouth, SCI has expanded its services to include hospitals.

“I have always thought the work we’ve been doing for years with our renovations in occupied units for long-term-care patients and in brain trauma units would translate very well to conventional hospital work seeing how process and the finished product are just as vital in both sectors,” said Tom Quinlan, president of South Coast Improvement Co. “These two projects at Franciscan Hospital and Jordan Hospital are proof positive that what we do also works for traditional hospitals.”

At Jordan Hospital, South Coast Improvement Co. provided a complete build out for the new Outpatient Spine Clinic. The project featured a reception area, new administrative offices and multiple exam rooms.

Said Quinlan, “Getting the opportunity to work with a respected provider like Jordan Hospital was a tremendous boost. Their architect, Jaca Architects is among the most respected healthcare architects in the northeast so we knew we had to be right with our work.”

Located at 30 Warren Street in the Brighton section of Boston, Franciscan Hospital treats young children with a variety of ailments. SCI’s project included relocation of the reception desk without ever closing down the entrance lobby-a logistical challenge that SCI met by completely constructing the new reception desk off-site and preparing the wiring in advance. Installation was as simple as dropping in the desk and plugging in the electrical.

The other innovative component of the project was the millwork, which was designed to be blades of sea grass waving in the breeze. A cloud system was also constructed out of drywall and hung over the new reception desk.

“This project was unique in that the design called for a very colorful, welcoming motif that suggested a seashore yet still had to meet all of the Department of Public Health codes.” says Sean Whalen, SCI vice president of business development, who worked very closely with the architect and hospital management to bring this to fruition.

MARION, MA, BOSTON, MA, NEWTON, MA and FRANKLIN, MA…

South Coast Improvement Company (SCI), a design-build general contractor serving New England and the Mid-Atlantic states, recently started multiple renovation projects at four major colleges and universities in Boston and the greater Boston area: Northeastern University, Boston University, Mount Ida College and Dean College.

Northeastern University contracted South Coast Improvement contracted to reconfigure parts of Dodge Hall for new administrative space. The project included a new HVAC system, sprinkler upgrades and premium finish package.

“We’ve been working very closely with the architects and the Northeastern project management team in order to bring this job to completion by the start of the fall semester,” said John Alessendrini, project manager for SCI.

At Dean College in Franklin, Massachusetts, SCI undertook two major projects. The first was the historic renovation of the building envelope of the Admissions Center. SCI stripped the building stripped of all existing siding, deleaded, and installed new HardiPlank cement board siding. Part of the project called for SCI’s Senior Vice President Henry Quinlan to design a window and door trim package that had to be approved by the Town of Franklin’s Historic Commission’s since it was a 100-plus year old building. SCI also substantially improved the efficiency of the building by installing storm window units and more insulation to the building.

The second Dean project involved SCI providing design-build services for the creation of a new Math Center. The Center includes a suite of classrooms, all equipped with the latest in audio/visual equipment.

At Boston University, South Coast Improvement was recently award four major renovation projects in the 725 Commonwealth Avenue classroom building. These projects include the reconfiguration of existing space for administrative offices. This will involve significant demolition, abatement, new HVAC and mechanicals, all new lighting as well as custom door packages and premium paint and flooring finishes. All four projects began simultaneously and required a multi-faceted critical path to success. All projects must be 100 percent complete by the beginning of the academic year.

Finally, SCI provided Mount Ida College in Newton, Massachusetts with design/build services for the new President’s offices and administrative office suite. Senior VP Henry Quinlan and John Alessendrini worked with staff to develop and design the new suites to incorporate the architectural detail of the 100-plus year old building while providing the upgrades of modern business. In addition, SCI moved the campus police station to a new location, which involved a complete build-out of an unused space.

“Like our senior living and healthcare clients, conducting a project at a college requires strict adherence to process so you minimize disruption to ongoing activities at the school. Add in a deadline of finishing work prior to the fall semester and it really shows SCI at our best,” Tom Quinlan, president of SCI. “We’re delighted to add these four institutions of higher learning to our already impressive list of institutional clients, which includes Boston College, Belmont Hill School and The Rivers School in Weston.”

South Coast Improvement Company goes to the head of the class with Boston College Upgrades Completed

August 9, 2012 //  by admin

Tom Quinlan, President

South Coast Improvement Company, one of the largest design, construction and management companies in the Northeast, has recently launched a new College/School Division to specifically cater to the needs of this growing market. As an example, South Coast Improvement has just completed upgrades at Vouté and Gabelli Halls, the legendary townhouse-style apartments for upperclassmen at Boston College, one of the nation’s best coeducational universities located on Commonwealth Avenue in Chestnut Hill.

The stunning Vouté and Gabelli Halls, originally completed in 1988, are home to more than 380 upperclassmen. Over the last five years, South Coast Improvement has completed several similar projects for Boston College, including the complete renovation of residence kitchens, bathrooms, hallways and common areas in occupied residence halls, suites and apartments.

To better meet increased demand for complex renovation projects within occupied and operational environments such as the academic environment, South Coast Improvement has created a new College/School Division, which is overseen by Henry Quinlan, the company’s EVP and Production Manager.

South Coast Improvement was the General Contractor on the Boston College project. The luxurious townhouses, 17 in all, feature two bedrooms, a full kitchen, dining room, living room and full bath. Approximately 120,000 sq. ft. of the two residence halls was renovated. The scope of this year’s project was interior and building envelope renovations, which included the installation of all new acoustical ceiling systems, new drywall, new flooring, new access panels and paint.

South Coast Improvement protected the owner’s interest through strict adherence to the budget and time schedule and successful coordination of subcontractor and skilled tradesmen. Project Managers were on-site every day, sites were kept clean and daily reports were provided to the Facilities Manager. They completed the project in an aggressive six week schedule, mobilizing the teams to work seven days a week to successfully deliver the project on time.

Tom Quinlan, President of South Coast Improvement said, “The challenge of this type of project is always the time frame. The residence halls are often in use all year, as opposed to days gone by when the halls were closed for the summer. We are given a very small window to mobilize and get in to complete the job. Our team understands that excuses and/or delays are unacceptable. As is often the case and was again on this project, the scope of work expanded while the project was underway. We utilized all necessary manpower to meet the original agreed upon deadline.”

“South Coast Improvement completed all phases of each project on time and with professional quality,” said Daniel Roderick, Facilities Manager at Boston College. “I would recommend them.”

South Coast Improvement Adopts ICRA Matrix in Construction and Renovation of Care Facilities

July 27, 2012 //  by admin

South Coast Improvement, one of the largest design, construction and management companies in the Northeast has adopted and implemented the Infection Control Risk Assessment (ICRA) Matrix of Precautions for Construction and Renovation of long-and short-term care and senior care facilities.

The ICRA Matrix was developed primarily for the hospital setting however South Coast Improvement owner Tom Quinlan believes that the implementation of this formal set of precautions is extremely beneficial in the long term care, short term care and senior living setting as they share many similar characteristics as the traditional hospital.

It is a multidisciplinary, organizational documented process for construction and renovation that takes into consideration a facility’s patient population and program.

The program takes into consideration the following:

Impact of disrupting essential services to patients and employees.
Determination of the specific hazards and protection levels for each.
Assessment of external as well as internal construction activities.
Locations and handling of known hazards.
According to Quinlan, “The matrix looks at the scope of work being done, where in the facility it is being done and clearly defines the precautions to be taken based on the nature of the work to be done. Essentially, it calls for more precautions and better clean up practices depending on what work is being done, where in the facility it is being done and who is affected.”

By utilizing the ICRA Matrix in long and short term care and senior living environments, South Coast Improvement provides the maximum protection against infection to sensitive clientele.

South Coast Improvement Completes Construction and Renovation at Willow Creek Rehab and Care Center – Twice

July 10, 2012 //  by admin

South Coast Improvement, one of the largest design, construction and management companies in the Northeast, completed construction and renovation on Willow Creek Rehabilitation and Care Center, a 180 bed skilled nursing center located in Somerset, NJ. South Coast Improvement completed the project twice – before and after Hurricane Irene.

In early 2011, South Coast Improvement was contracted to provide a full renovation to Willow Creek Rehabilitation and Care Center. They successfully completed the job on time and within budget. The project scope included: the creation of STAR (Specialized Therapy and Rehabilitation) Wing within the facility; the addition of a dedicated entrance to the STAR Wing with porte-cochere; the creation of an enlarged OT/PT Gym; new construction of a 600 square foot Spa/Hydrotherapy room; construction of a new STAR Dining Room with custom millwork, solid surfaces and a Presentation Cooking Space; construction of new Staff Lounge/Locker Rooms; full renovation of all common areas and Administrative Offices; full upgrade of 168 rooms; construction of two custom nurses stations and new patient rooms from underutilized floor space; construction of a new Cyber Café and numerous building envelope improvements.

In the summer of 2011, Hurricane Irene devastated Willow Creek Rehabilitation and Care Center‘s entire facility, leaving it submerged in three feet of water. South Coast Improvement renovated the entire facility again, installing new walls, finishes, flooring, fixtures, millwork and HVAC. South Coast Improvement designed a functioning temporary egress plan and worked with town officials to secure permission to open 30 percent of the facility (The Traumatic Brain Injury Unit) in 30 days while the remainder of the facility was being renovated. The company mobilized crews to work seven days a week with multiple shifts to ensure the project‘s successful completion within 110 days.

Once construction was concluded, Willow Creek Rehabilitation’s owner hosted a grand Appreciation Lunch for South Coast Improvement and all the subcontractors for facilitating the center’s reopening in a timely manner.

South Coast Improvement Company adds Memory Care Apartments at Atria Bay Spring

May 29, 2012 //  by admin

South Coast Improvement Company, based in Marion, MA, one of the largest providers of construction and renovation services to senior living and healthcare facilities in the Northeast and Mid-Atlantic states, recently completed construction of the Life Guidance® Memory Care Neighborhood at Atria Bay Spring Village in West Barrington, RI.

South Coast Improvement completed the conversion of Atria Bay Spring’s traditional assisted living space into a memory care apartments in 24 months.

The newly created Life Guidance® Memory Care Neighborhood’s grand opening was held on May 17th.

South Coast Improvement’s President, Tom Quinlan explained the project, “Atria came to us with an idea to create more memory care units to meet increasing demand within their assisted living facility. We took the concept and worked with Atria providing pre-construction services including preliminary design and budgets. The project was innovative in its use of existing space. The challenge was to meet the regulations for a memory care unit in terms of space and usage while maintaining a construction budget that made the project feasible.”

South Coast Improvement was granted approval in late 2011 and was the General Contractor on the project. South Coast Improvement has worked with Atria on dozens of projects throughout the Northeast, however this project had its unique challenges.

“All of these types of projects have their challenges as renovations in occupied spaces with special needs residents are extremely complicated,” Henry Quinlan, Executive VP at South Coast Improvement noted. “We had a particularly tight time line for completion on this project. We had to manage the process very efficiently and we succeeded in meeting the expectations of all parties.”

Occupied and Operational Environments are South Coast Improvement’s Niche

South Coast Improvement are the experts in complex renovation projects within occupied and operational environments. The company provides new construction, full renovations, capital improvements, building envelope improvements and interior renovations.
