FHA workshop at The Gables, Abington, on Wednesday, November 19.

Frightened and confused by the latest mortgage news?  Looking to be part of the American Dream to own your own home?

 

The Gables, located off North Quincy Street on 200 Hampton Way in Abington, is sponsoring a free FHA workshop which outlines how first time buyers and others can obtain an affordable mortgage.  The workshop will be held Wednesday, November 19, 6:30 – 8 p.m.

 

The FHA workshop will feature Mark Saraf, an experienced home mortgage consultant with Wells Fargo Home Mortgage.

 

 “This is a great first hand opportunity to ask questions and get answers about how you can obtain an affordable mortgage,” commented Bisher Hashem, president of the Gables Development Corp. He added, “FHA loans are an exciting opportunity for many first time buyers and others who have the income to afford a reasonable monthly mortgage payment, but may not have the savings to advance a conventional 10 to 20 percent down payment typically required by traditional lenders.”

 

The Federal Housing Administration (FHA) recently approved The Gables, a 220 condominiums community located next to Ames Nowell State Park, which contains 430 acres of park woodlands.  

 

Bisher added, “Now more hard working people can afford to buy a condominium or home, have a comfortable place to live, create some equity and enjoy the tax advantages of home ownership.  We are delighted to assist people by arranging this seminar that will provide objective, useful information about FHA discounted programs.”

 

The Federal Housing Administration, generally known as “FHA”, provides mortgage insurance on loans made by FHA-approved lenders throughout the United States and its territories. It is the largest insurer of mortgages in the world, insuring over 34 million properties since its inception in 1934.

 

Unlike conventional loans that adhere to strict underwriting guidelines, FHA-insured loans require very little cash investment to close a loan. There is more flexibility in calculating household income and payment ratios. The cost of the mortgage insurance is passed along to the homeowner and typically is included in the monthly payment. In most cases, the insurance cost to the homeowner will drop off after five years or when the remaining balance on the loan is 78 percent of the value of the property – whichever is longer.

 

The FHA and HUD have insured over 34 million home mortgages and 47,205 multifamily project mortgages since 1934. FHA currently has 4.8 million insured single family mortgages and 13,000 insured multifamily projects in its portfolio.

Boys and Girls Club to Host “Polar Express” Magical Train Ride Event on December 20th

The Boys and Girls Club of Marshfield is holding a “Polar Express” magical train ride event on December 20, 2008! This event is open to the public.

The Polar Express will come to life on the Kingston commuter rail as the train makes its magical round trip journey to the North Pole. Passengers will be able to read along to The Polar Express story with Mrs. Claus and enjoy caroling, hot chocolate and cookies baked by Santa’s elves. Children will be able to meet Santa Claus and write their Christmas wishes on Santa’s scroll. Every child will receive a special gift from Santa, so they may always believe. Children are encouraged to wear their pajamas.

The Polar Express travels from the Kingston commuter rail to the Halifax station and back. Those interested in this special event are encouraged to purchase their Polar Express tickets early for one of the following scheduled rides:

Train Ride #1: 11:45 a.m. to 12:45 p.m.

Train Ride #2: 1:30 p.m. to 2:24 p.m.

Tarlow Breed Hart & Rodgers P.C.’s Hunt receives honorable mention for Mass. Lawyer’s Weekly’s Unsung Hero Award.

BOSTON, MASS.

Christopher Hunt, director of information technology at Boston-based Tarlow Breed Hart & Rodgers, P.C. (TBHR), received an honorable mention in the IT category of Massachusetts Lawyers Weekly’s ‘Unsung Heroes’ for 2008.Chris was one of the finalists in the IT category and was honored at an awards reception held at the Boston Convention Center on October 23.

Massachusetts Lawyers Weekly awards the Unsung Hero honor to someone who has demonstrated outstanding qualities and shown an extra effort in helping his or her company, or someone who has an amazing ability to encourage others.  The Unsung Hero Award also recognizes those who perform internal corporate citizenship and cultivate pride within their companies, and whose exceptional efforts should not go unnoticed or unrewarded.  According to TBHR, Hunt fits these criteria to a “T”.

“Chris is an extremely important part of our operation,” said Jeffrey P. Hart, a partner at TBHR.  “He keeps the computer systems and other IT running smoothly for a 50+ person office, which is a feat unto itself. When you consider the gravity of information we deal with as attorneys, and also factor in the crazy hours we keep, his efforts are even more impressive.  Chris is truly deserving of this recognition.”

Hunt began with the firm in 1995 through the co-operative education program at Northeastern University.  A criminal justice major, he oversaw office services as part of his co-op job, but also demonstrated an aptitude for diagnosing and fixing computers. TBHR quickly recognized these talents – so much so, they hired him to head up their IT efforts upon his graduation.  His role has evolved to encompass not only the firm’s IT needs, but includes litigation support, marketing support and managing the firm’s facilities and records.

“During his time with the firm, Chris successfully implemented two major upgrades of our servers and networking equipment. He also supervised the 2004 relocation of our office from the Financial District to our current location at 101 Huntington Avenue in the Back Bay, working tirelessly to ensure a seamless transition during this significant undertaking,” said Hart.  “Chris is highly thought of by everyone at the firm. As our IT Director, he is an integral part of our team. We are pleased that he has remained with us through the years and that we have had the opportunity to grow together.”

Hunt holds a bachelor’s of science in criminal justice from Northeastern University and is a member of the International Legal Technology Association (ILTA), the leading organization for IT professionals in the legal industry.  Hunt currently resides in Lowell with his wife, Jodi, and his stepson, Brendon.

600 pounds to fight hunger…DirectBuy of Suffolk County holds second annual food drive and fall festival

HAUPPAUGE, NY…

In today’s economy, most families have to focus on feeding, clothing, and taking care of their own. So when those same families go out of their way to help others in need, the donations are that much more meaningful. On October 25, DirectBuy of Suffolk County held it’s second annual food drive and fall festival, collecting more than 600 lbs of food and supplies for Long Island Cares, the only food bank on Long Island.

In addition to the food drive, members of the Hauppauge-based showroom were treated to a day of fun and festivities.  DirectBuy of Suffolk County is the local branch of DirectBuy, Inc., a home furnishings and remodeling company that allows its members to purchase directly from over 700 brand-name manufacturers and authorized suppliers with no hidden retail mark-up.

“We have run a successful business in Suffolk County for over 18 years” said DirectBuy of Suffolk County president and franchise owner Rob Bengston. “We wanted to celebrate with our loyal members, and do some good at the same time.” 

The DirectBuy Suffolk staff chose to support Long Island Cares because currently food banks are desperate for help. Long Island Cares was founded in 1980 by the late singer/activist Harry Chapin in response to the needs of hungry Long Islanders. The leading anti-hunger organization works with other charities to fight hunger in Nassau and Suffolk counties.

“Long Island Cares is a wonderful program and very necessary especially in today’s economical conditions,” said DirectBuy member Purnima Shah, who attended the festival.

DirectBuy’s Suffolk showroom was brightly decorated with ribbons, balloons and more than 40 baskets of gifts that were raffled off to those who brought in non-perishable food or other supplies. The baskets included gifts of cookware, artwork, toys, camping and sporting equipment, movie tickets, theater tickets and giftware.  Children were entertained with balloon art and face painting, and all guests enjoyed trying a variety of dishes throughout the festival. 

“This festival is our way of saying thank you to our members,” said DirectBuy of Suffolk County Showroom Manager Myriam Lebron. “We wanted to show we care for our members and also for this great community where we all live.”

“My wife and I have been members of DirectBuy since 1997,” said Robert Meehan. “We came to the showroom today to help celebrate DirectBuy’s association with the charity Long Island Cares. South Shore Skin Center Announces Fraxel Laser Treatments for Acne Scarring

Fraxel re:pair laser technology has been found to be a safer and more effective treatment for reducing the appearance of acne scarring than traditional CO2 lasers. South Shore Skin Center is now offering Fraxel re:pair laser treatments to patients with moderate to severe acne scarring.

Previously, ablative CO2 laser resurfacing was used to treat acne scarring, but the risk of side effects included changes in skin pigmentation; infection; edema; red patches and significant recovery time. With the Fraxel re:pair laser, healing is rapid and recovery time is drastically reduced. The side effects with Fraxel re:pair are minimal and include mild dryness and mild fluid retention.

Fraxel re:pair laser uses the technology of a fractionated laser beam to ablate the tissue deep within the dermis to improve the skin’s appearance by stimulating the body’s natural production of new collagen and skin cells. Patients can obtain results with far less down time than with traditional CO2 lasers.

In a recent study published in Lasers in Surgery and Medicine, patients with acne scarring were given two to three full-face Fraxel re:pair treatments over a period of three months. The study showed that the majority of these patients experienced minimal side effects and were highly satisfied with the outcome of the their treatments.

Dr. Richard Eisen, a board certified dermatologist at South Shore Skin Center and a leading expert in Fraxel re:pair and Fraxel re:store laser systems explained, “Fraxel re:pair is an ideal treatment for acne scarring because it enables deeper penetration into the layers of the skin to erase acne scarring. Fraxel re:pair is safer and more effective than traditional lasers. Patients will begin to see results after the first treatment.”

Treating Acne

Acne is caused by overproduction of sebum (oil), which is regulated by hormones, coupled with the obstruction of the pores. People can get acne at any age, but teens are most likely to experience it because it is triggered by hormone changes. While most acne sufferers’ breakouts are not serious and do not result in scarring, at least 40 percent of all cases need to be treated by a physician.

“Acne scarring is most often caused by cystic acne, a severe form of acne. Severe acne is hereditary,” noted Dr. Eisen.
