Steve Gilman of Hingham, and a life-long South Shore resident, has joined Jay Nuss Realty Group, LLC, a Braintree-based commercial real estate brokerage-consulting firm as an Advisor.

 

“Steve is well known by the business community and recently became an important member of our team,” noted Jay Nuss, founder of Jay Nuss Realty Group, LLC, which serves the Southeastern Massachusetts commercial real estate market.  He continued, “As a serial entrepreneur, Steve has significant experience in the commercial real estate arena and is proving to be a valuable advisor to our commercial real estate clients.”

 

Gilman had previously owned and managed an IT Services company prior to operating a Food Truck and Corporate Café business. Gilman is a graduate of South Shore Charter Public School and attended the University of Massachusetts/Boston.

He was recognized with the Rotary’s Paul Harris Award, Rotary’s highest honor, for efforts above and beyond the call of duty. Gilman has also served for over 12 years on the Educational Foundation of his alma mater, the South Shore Charter Public School based in Norwell.

Old Colony Elder Services Announces Availability at Marshfield Congregate Housing Site

Old Colony Elder Services (OCES) has announced that there are vacancies at Grace Ryder Housing, the Marshfield Congregate Housing site for older adults and individuals with disabilities.

Throughout Massachusetts, there are over 40 congregate housing sites. OCES, the non-profit agency proudly serving older adults and individuals with disabilities throughout greater Plymouth County and surrounding communities, currently sponsors congregate housing sites at Grace Ryder Housing in Marshfield, Heritage Circle in Bridgewater, and the A. Silva House in Stoughton.

“The option of congregate living enables a person to enjoy affordable housing, independent living with supportive services, and companionship – with the option of closing the door and enjoying private space,” explained LeNay Harper, OCES’ Community Programs Manager responsible for the supervision, and oversight of all of OCES’ housing programs. “The availability of congregate housing aligns with OCES’ mission to support the independence and dignity of elders and individuals with disabilities by providing essential information and services that promote healthy and safe living.”

According to the Massachusetts Executive Office of Elder Affairs, “Congregate Housing is a shared living environment designed to integrate the housing and service needs of elders and younger disabled individuals. The goal of Congregate Housing is to increase self-sufficiency through the provision of supportive services in a residential setting. Throughout the state there are many variations in size and design, but in all Congregate Housing sites residents must have a private bedroom, and shared access to one or more of the following: kitchen facilities, dining facilities, and/or bathing facilities.”

OCES has a Congregate Housing Coordinator at each site who develops individual service plans based on each resident’s needs. Although 24-hour supervision is not offered at these sites, the Coordinator ensures that appropriate services are made available to support residents so they can live as independently as possible in the community. The Coordinator is also responsible for resolving any concerns or conflicts among the residents.

Applications for the Marshfield Congregate Housing site may be obtained by contacting the Marshfield Housing Authority at (781) 834-4333. Applicants must meet eligibility guidelines, which include being 60 years of age or having a permanent disability, and meeting financial eligibility requirements.

Weymouth Club Swim Phenom Heads to Junior Nationals

The Weymouth Club, an award-winning, family-friendly fitness, wellness and recreation facility catering to residents throughout the South Shore, is proud to announce that Emily Appleton, 15-year-old WAVES Swim Team phenom, has qualified for the Junior National Swim Meet, which will be held in Knoxville, TN, December 6-9, 2017.

Appleton, a sophomore at Cohasset High School, has been part of the Weymouth Club’s Waves Swim Team since she was eight years old. Last year she made first sectional cut and quickly rose to make the Junior National cut. With huge improvement in times, she recently won all three events – 400, 800 and 1500 meter – in the grueling New England Senior Championship held at Brown University, which is the biggest New England swim meet for ages 14 and up.

Appleton went on to compete at the recent 2017 USA Swimming Futures Championships in Geneva, OH and captured third place in women’s 800 freestyle with a time of 9:04.69. Emily added a 7th place finish in the 400 Free, and an 8th place finish in the 1500. Next, Appleton will head to the prestigious Winter Junior National Championship, which is the fastest meet for swimmers age 18 and under, and the highest level of competition preceding Olympic trials.

Weymouth Club’s Head Swim Coach, Jack Folcarelli noted, “Not only is Emily an incredible athlete, she is an incredibly nice kid. At her age, to get to this level is a remarkable accomplishment.”

Folcarelli, an American Swimming Coaches Association (ASCA) certified coach, who has had the distinction of being named the New England ASCA 2013 Age Group Coach of the Year, has worked with Emily and her teammates throughout.

He continued, “As a team we encourage every kid to reach their full potential. We follow the progression of New England and USA Swimming championship meets. USA Swimming Junior Nationals is the pinnacle for 18 and under athletes in the sport of swimming. We’re very proud of Emily and can’t wait for her to get there and compete.”

Talking Information Center Reaches New Audience through Partnership with PACTV

The award-winning Talking Information Center (TIC) in Marshfield, MA has announced a new partnership with Plymouth Area Community Television (PACTV).
TIC is a nonprofit reading service which broadcasts 24-hours a day to thousands of visually impaired and otherwise print impaired listeners throughout the state, and is Massachusetts Reading Network’s South Shore affiliate. PACTV will now be broadcasting TIC’s feed on their channels, which reach over 100,000 viewers.
The PACTV audience can now listen to TIC shows airing in between programming on the following channels: Duxbury Government Channel (Comcast Channel 15 and Verizon Channel 39);
Kingston Education and Government Channel (Comcast Channel 14 and Verizon Channel 41); Pembroke Education Channel (Comcast Channel 14); Pembroke Government Channel (Comcast Channel 15); and Plymouth Government Channel (Comcast Channel 15 and Verizon Channel 47).
TIC provides informational, entertaining broadcasts that simply aren’t available elsewhere. Operating with the help of more than 600 volunteers statewide, which includes 200 volunteers in the Marshfield studio alone, TIC broadcasts newspapers, magazines, books, special consumer information, medical and stock market updates, jobs, sports, supermarket specials, voting guides, community newspapers, and television programs. TIC also offers cultural programming such as old-time radio drama, theater, and poetry.
More than 30,000 listeners statewide appreciate the TIC link to the world, and with the PACTV partnership, TIC will be able to reach an audience of thousands more.

It is estimated that 150,000 in Massachusetts are unable to read the printed word and those who are vision impaired face challenges of literary, maintaining independence, unemployment (70 percent) and paralyzing isolation. Two out of three aging Americans confront vision loss. Others who experience vision problems are living with AIDS, cerebral palsy, multiple sclerosis, stroke, paralysis and other physical ailments that make it difficult to hold a publication or turn its pages. TIC continues to reach out to engage more of those who can benefit from the service.

Rodman CPAs Appoints Judi Nichols as Tax Manager

Rodman CPAs, a full service tax and accounting firm serving small and mid-sized emerging and established businesses throughout the greater Boston area, recently hired Judi Nichols, CPA, MST as Tax Manager.

Nichols, who is a native of Beltsville, MD and a resident of Watertown, MA, is a Certified Public Accountant in Massachusetts and Maryland with more than 20 years of public accounting experience. In her new role at Rodman CPAs, Nichols prepares and reviews federal and state income taxes for individuals and businesses, managing multiple clients, budgets and production goals. As part of her tax department responsibilities, Nichols is leading the firm’s newly formed State and Local Tax group (SALT), to respond to client needs in this area on issues such as apportionment, sales and use tax, and other SALT concerns.

Prior to Rodman CPAs, Nichols served as Tax Manager for more than three years at Blum, Shapiro & Company, P.C. of Newton. For four years previous to that, she served as Tax Manager at Hall & Company CPAs of Burlington. In addition to working at a number of New England accounting firms, Nichols’ experience includes 10 years working as a Management and Budget Analyst for local government in Maryland.

Nichols holds an Associate of Applied Science degree in Accounting from Prince George’s Community College in Largo, MD, and a Bachelor of Arts in Economics from the University of Maryland. She earned a Master of Public Policy in Financial Management from the University of Maryland College Park, and a Master’s degree in Taxation with a certificate in financial planning from Bentley University.

Nichols is a current member of the Massachusetts Society of CPAs (MSCPA), serving on the Women in Accounting committee, and a member of the American Institute of Certified Public Accountants (AICPA), and the Watertown-Belmont Chamber of Commerce. She is also a member of the Professional Advisors Network with The Boston Foundation.

Dedicated to giving back to the community, Nichols has volunteered on the Vestry and as audit staff for All Saints’ Episcopal Church in Belmont. She also volunteers at Bristol Lodge Soup Kitchen in Waltham once a month, and participates in many of Rodman CPAs’ outreach efforts.

Old Colony Elder Services Honored with Three Community Service Awards

Community Services of Greater Brockton (CSGB) has honored Old Colony Elder Services (OCES), the non-profit agency proudly serving older adults and individuals with disabilities throughout greater Plymouth County and surrounding communities, with three awards acknowledging the work that they do in the community and for their consumers.

One of OCES’ key programs and two OCES team members were honored with awards during CSGB’s Annual Award Dinner in June.

OCES’ Senior Care Options (SCO) program was honored with the “Outstanding Human Services” award. Glenda DeVincentis, LSW, MassHealth Community Programs Director for OCES, presented the award to Betty DosSantos, OCES’ SCO Program Manager, who represented SCO’s 30 team members. The SCO program seeks to ensure that older adult participants can remain living safely in the community as long as possible. Special note was made of OCES’ emphasis on cultural competency, interpreter and language skills availability and their focus on wellness.

The “Excellence in Volunteer Services” award was presented to Sandy Ivers, Nutrition Supervisor at OCES (and Brockton resident) for her 16-year commitment in the production of Community Options, OCES’ cable show. Community Options is volunteer-led and provides information about programs and services available to the community in the greater Brockton area.

The “Excellence in Leadership” award was presented to Lynn Smith, Development Manager at OCES (and Brockton resident) for her efforts to bring community organizations together to work cooperatively and establish new events and programs that benefit the whole community, such as the Little Free Library Program, the Stride Toward Freedom History Path in the Frederick Douglass Community Garden, and her founding of the Keith Park Neighborhood Association.

“OCES is delighted and humbled by this recognition of our commitment to our consumers and our community,” said Nicole Long, CEO.

LinkedIn is much misunderstood. Considered a panacea by some and a nuisance by others.

LEVERAGING LINKEDIN

You probably have a LinkedIn profile. You also probably question why. Maybe because everyone else seems to have one as well.

The real VALUE of LinkedIn? Two components–groups and the sales funnel.

Groups!

Yes, groups within LinkedIn can help you target your niche audiences. For example, one of our clients manufactures green products used in residential and commercial building and renovation.

As a relatively small company, they don’t have the budget for a major media advertising campaign or other big-ticket rollouts. How do they reach their core prospects and referral sources?

Right. LinkedIn is among the tools we are helping them access. They’ve tapped into LinkedIn’s robust array of groups specifically formed for facility directors, commercial real estate investors, green building leaders, etc.

Emerson Bearing Boston Charges Ahead with Special Bearings for Electric Motors, MRIs

Emerson Bearing Boston, a bearing company catering to Original Equipment Manufacturers (OEM) and Maintenance, Repair and Operations (MRO) markets around the world, announces an expanded line of bearings for electric motors, medical equipment such as magnetic resonance imagers (MRIs) and other “high voltage” applications.

Bearings for Electrically Charged, Severe Environments

Electrical current can be incredibly damaging to metal components. For bearings, it can cause a wide range of problems, including fluting in the races, pitting of the ball bearings, and degradation of lubrication. Electric motors of all kinds, electric traction motors in railroad applications, and medical equipment such as MRIs, for instance, all involve high-stress environments with a great deal of electrical activity.

Emerson Bearing offers ceramic bearings, as well as ceramic insulated metal bearings, which are ideal for highly electrically charged applications. Ceramic materials, with a few rare exceptions, are very poor conductors of electricity; although they can accept large voltages, they are able to dissipate that electricity extremely effectively. The passing electricity causes little to no degradation of the bearings.

In addition to electrically charged environments, Emerson Bearing provides bearings for other severe environments, such as corrosive and high temperature environments.

“In general, standard AISI 52100 bearings are unable to withstand electrically Charged and other severe environments, so special materials are often needed to produce rolling components,” explained Steve Katz, president of Emerson Bearing. ” For these circumstances, AISI 304, AISI 440, AISI 630, titanium, ceramic, and grease-free bearings may be used.”

Too busy for a vacation? For those who own a small business, vacations are imperative to avoid decreased productivity, increased stress and burnout.

With more than two decades of experience, Denise Noble, PHR (Professional in Human Resources), founder and senior HR Consultant at The HR Engineers, providers of human resource consulting and services for smaller businesses throughout New England, outlines the steps small business owners should take to ensure all goes smoothly while they are away.

“Many small business owners have already experienced, or are at risk for ‘burnout’,” explained Noble. “Burnout can occur when a person has too much work and not enough time to do it. Burnout can also occur when a lot of time gets spent ‘putting out fires’ in repeated crisis mode rather than concentrating on main objectives.”

Tell employees in advance and delegate – Small business owners should let employees know when they’re going on vacation, and draw up a plan for delegating. Review expectations, back-up plans, worse case scenarios and contingency plans.

Potential problems and resolutions– Make a list with solutions to problems and the specific steps that employees need to take to handle them.

Identify who is in charge– Be sure to identify the “go to” person for daily operations and troubleshooting. Have your employees take on more responsibility at least a month before you leave so they can get the feel of what is expected of them.

Have Coaching and Training programs in place– Coaching and training programs ensure that employees are trained to handle any emergency that may come up at any time. Having the programs already in place will help to keep manager and employee skills sharp, honed and on point. If the business already has an Employee Handbook, then employees can refer to it in a small business owner’s absence as it serves as a guidebook for many company policies and procedures.

Inform clients – Small business owners should inform their clients that they will be going on vacation and when they will return. Reassure clients that they will be in capable hands while the owner is on vacation and may expect the same quality and level of work. Small business owners should also inform clients of who will be handling their account and that if an emergency arises, the staff has the ability to contact the owner.

“Small business owners really need to make vacation a priority and start preparing their staff for departure the moment their plans are in place,” noted Noble.
